Do You Need a Building Permit for a Home Addition in South Jordan?

You are out of space. The family grew, the home office became permanent, or you just need a bigger kitchen. A home addition solves the problem without moving. But before you start framing walls in South Jordan, you need to know the permit rules. Skipping a permit is not just risky. It is illegal, and it can create serious problems when you try to sell.

Yes, You Need a Permit

South Jordan requires a building permit for any home addition that adds square footage to your home. This includes:

  • Room additions (bedrooms, bathrooms, family rooms)
  • Bump-outs (extending an existing room)
  • Second-story additions
  • Garage conversions to living space
  • Sunrooms and enclosed porches (if they are heated or have electrical)

The permit ensures the addition meets the International Building Code (IBC) as adopted by the State of Utah and the City of South Jordan. It covers structural integrity, electrical safety, plumbing, fire separation, and energy efficiency.

The Permit Process in South Jordan

Here is how the process works:

  1. Prepare plans. You need architectural drawings that show the existing home, the proposed addition, dimensions, structural details, and how the addition connects to the existing structure. For larger additions, you may need stamped engineered plans.

  2. Submit to the Building Division. You submit your plans to the South Jordan Building Division at City Hall. You can file in person or check the city's online portal for electronic submission.

  3. Plan review. The city reviews your plans for code compliance. This typically takes two to four weeks. They check setbacks, lot coverage, structural engineering, energy code compliance, and fire safety requirements.

  4. Address comments. If the plan reviewer finds issues, you will get a list of corrections. Address them and resubmit. Most projects need at least one round of corrections.

  5. Permit issued. Once plans are approved, you pay the permit fee and the permit is issued. Construction can begin.

  6. Inspections during construction. The city will inspect at key stages: foundation, framing, rough electrical, rough plumbing, insulation, and final. You cannot close up walls until the framing and rough-in inspections pass.

  7. Final inspection. When the addition is complete, the city does a final walk-through. Once it passes, you receive a Certificate of Occupancy.

Setback Requirements

South Jordan has setback rules that decide how close your addition can sit to the property line. Setbacks are set by your zoning district, and they are not the same across the city. A home in a newer master-planned area like Daybreak can have different rules than a home in an older neighborhood.

Do not guess at these numbers. Your exact front, side, and rear setbacks come from the city planning department, based on your specific parcel. Getting this wrong can mean tearing out finished work, so confirm your setbacks before you design the addition.

If your addition would cross a setback, you will need a variance from the Planning Commission. Variances are not guaranteed and involve a public hearing.

Lot Coverage Limits

South Jordan also limits how much of your lot your buildings can cover. That count includes the house, the garage, and any addition, added together. The exact limit depends on your zone.

Before you design an addition, ask the city for your lot coverage limit and measure what you already have. That tells you how much footprint you have left, so the new space stays within the rule.

HOA Approval

Many South Jordan neighborhoods, especially newer master-planned communities like Daybreak, have homeowners associations. The HOA may add design rules on top of what the city requires. These can include:

  • Exterior material and color matching
  • Roof pitch and style
  • Architectural review and approval before you apply for a city permit
  • Landscaping requirements for the new area

Always check with your HOA first. Getting city approval but violating HOA rules creates a different set of headaches.

What Happens if You Build Without a Permit?

If you build an addition without a permit, the city can:

  • Issue a stop-work order
  • Require you to apply for a permit retroactively (which means paying fees and penalties)
  • Require you to open up finished walls for inspection
  • Force you to tear down work that does not meet code

When you sell your home, an unpermitted addition shows up as a red flag. The buyer's appraiser will check building records against the actual square footage. An unpermitted addition can lower your home's value, derail a sale, or force a price reduction.
