How to Hire a Contractor in South Jordan Without Getting Burned
Hiring the wrong contractor can cost you thousands of dollars and months of stress. Hiring the right one gets you a home you love. The difference comes down to a few simple checks you do before you sign anything. Get more than one quote. Confirm the license and insurance. Read real reviews. Put everything in writing. Do those things and you protect both your home and your money.
At Uintah Builders, owner Juan Vazquez has spent 25 years building and remodeling homes across the Salt Lake Valley. Here is the honest checklist we would want our own family to use before hiring anyone in South Jordan.
1. Get at least two quotes
Never go with the first contractor you call. It is tempting to pick the first person who answers the phone, especially if you are in a hurry. But get at least two quotes, and three is better. This shows you what the job should really cost. It also helps you spot an outlier, which is a price that is way too high or strangely low.
Say one person quotes five thousand dollars and another quotes fifteen thousand. That gap is a warning sign. Maybe one is using better materials. Maybe the other forgot to include something big, like paint or cleanup.
Compare what is included, not just the total. A lower bid that skips permits, cleanup, or key steps is not really cheaper. It costs you more later. Ask each contractor to list every part of the job: labor, materials, and trash removal. We give a free, detailed written quote that spells all of this out, so you can compare line by line instead of guessing.
2. Check the license
In Utah, contractors must be licensed for most work over a set dollar amount. This is the law, and it exists to protect you. A license means the contractor has passed the required tests. It means the state has a record of them.
Ask for the license number and look it up on the Utah Division of Occupational and Professional Licensing (DOPL) website. It takes only a few minutes. An unlicensed contractor might be cheaper, but you have almost no protection if something goes wrong. We are licensed, bonded, and insured in Utah, and we are happy to share those details up front.
3. Verify insurance
Ask for proof of general liability insurance and workers' compensation. General liability covers damage to your home. If a worker cracks your tile floor with a dropped tool, this insurance pays to fix it. Without it, that bill lands on you.
Workers' compensation covers the crew. Construction is hard, physical work, and people sometimes get hurt. If an uninsured worker is injured on your property, you could end up paying their medical bills. A real contractor keeps a certificate of insurance ready and hands it over without excuses. If someone stalls or says they will show it later, walk away.
4. Look at real reviews
Check Google reviews, not just the testimonials on a contractor's own website. Website testimonials are hand-picked. You will only see the happy ones.
Google reviews are harder to fake, so look for patterns. One bad review among many good ones is normal. Everyone has an off day. But the same complaint over and over is a pattern worth taking seriously. Watch for notes about missed timelines, poor communication, or surprise charges. You can also ask a contractor for a few past clients to call. Ask those people if the work stayed on budget and if they would hire the contractor again.
5. Ask about the timeline
Get a start date and an end date in writing. You also want to know what happens if there is a delay. Some delays are nobody's fault. It might rain for a week. A material might be stuck on a truck. A good contractor tells you about these things right away.
Good contractors are busy, so a start date a few weeks out is normal. Someone who can start tomorrow may not have much work, and that can be a red flag. Before we start a job, we build a schedule and share it. If anything changes, you hear it from us fast, because we answer calls and texts within 15 minutes.
6. Get a written contract
Every job should have a written contract, no matter how small. A contract protects both sides. It should include:
- Scope of work: exactly what is being done, like "install four new windows" instead of "fix windows."
- Materials: the brands and colors, so you get what you expect.
- Total cost and payment schedule: how much you pay and when.
- Start and completion dates.
- Warranty on workmanship: how long the contractor will fix mistakes for free. Our work carries a 5-year workmanship warranty.
- Who pulls permits: in South Jordan the contractor should usually handle this. We do.
- Change orders: how a change to the plan gets priced.
If a contractor resists putting things in writing, walk away.

7. Watch the payment structure
How you pay matters as much as how much you pay. A common schedule is one-third at signing, one-third at the midpoint, and the final third when the job is done. That keeps the contractor motivated to finish.
Never pay the full amount upfront. If someone has all your money on day one, they have little reason to hurry back. Hold the final payment until the work is complete and you are happy. Walk the space. Check that the lights work and the doors close right. Then write the last check.
8. Communicate clearly
Poor communication causes more contractor disputes than anything else. You might picture blue walls while the contractor pictures grey. Be clear about what you want, and use photos to show your ideas. Ask questions when something does not make sense. A good contractor welcomes questions and explains the plan. If they dodge you or act annoyed, they are not your contractor.
What a local contractor handles for you
A good local contractor does more than swing a hammer. They know the South Jordan building office, which permits your job needs, and when to call for each inspection. That saves you long back-and-forth with the city. Whether your project is interior remodeling, a home addition, or new construction, the right contractor manages the paperwork and the schedule so you can keep living your life. If you are still weighing the budget, our guide on what a home remodel costs in South Jordan breaks the numbers down.
